Every material and step should be itemized in writing before any work begins. "Reroof" is not enough. Vague contracts are where homeowners lose.
Layering shingles over existing ones is a cheap shortcut that voids most warranties. Ask specifically: will the old shingles be stripped to the deck?
Michigan winters are brutal. The first 3 feet from the eave (plus all valleys) need ice & water shield membrane, not just felt. Ask for the brand name.
Rotted or soft decking boards must be replaced. Ask if they'll show you photos or walk you through the deck condition before new shingles go on.
Shingles require 4–6 nails per shingle in specific zones. Cheap installs use 4 nails wrong. Ask what nail pattern they use and if it meets code for your wind zone.
Poor attic ventilation destroys a roof from the inside. Ask how many intake and exhaust vents your attic has, and if they'll assess whether it's adequate.
Chimneys, vents, and skylights must be flashed with metal, not just sealed with caulk. Ask explicitly: "Will you use step flashing and counter flashing?"
Manufacturer warranties only cover materials. The contractor's workmanship warranty covers installation. Ask for both, in writing, before you sign anything.
If a worker is injured on your property and the contractor isn't insured, you can be held liable. Ask for a certificate of insurance naming your address.
Legitimate contractors don't need full payment before work starts. A reasonable deposit is fine. If they demand 50%+ upfront, that's a red flag.
Online reviews can be gamed. Ask for the names of 2–3 jobs they did in your area in the last 12 months. Call those homeowners.
Who walks the job when it's done? Will they use a magnetic sweeper for nails? Ask this upfront. The answer tells you a lot about how they operate.
